Purchasing, selling, or developing real estate can be an intimidating and complicated affair. I'll make the complex understandable, and I'll draft the appropriate documents with precision and reliability. Buyers

Anyone that has bought a condo or home in a planned community can tell you about the stack of documents they got at closing that govern the community. Does anyone read that stuff? Yes. I do. I also write it (see "Developers" below). And that's just one way I can help you when purchasing real estate.

I will perform the due diligence necessary so that you can be confident that the property you are buying -- whether a house in a planned community or a plot of land in the boonies -- is exactly what you thought you were buying. In addition, I can review your purchase contract, conduct a title review, negotiate or draft contract addenda, or just generally give you peace of mind about the major deal you are about to complete. Among the services you may need are:

  • Due diligence, including examination of title and community documents;

  • Contract interpretation, negotiation, or drafting;

  • Deed of trust, grant, or easement drafting.

Sellers

Just because you are the seller does not mean that you will control the terms of the sales contract. As your representative, I can help you interpret that buyer's offer with the strange terms. If you are trying to sell your house yourself without the assistance of a broker, I can assist you with negotiations, contract drafting, and deed preparation. Among the services you may need are:

  • Contract interpretation, negotiation, or drafting;

  • Deed, grant, or easement drafting;

  • Assistance with understanding other dense wads of necessary legal prose.

Developers

So you know that you want to build that duplex, condominium, spec house, or planned community, but you are not sure which legal documents you may need along the way. Give me a call or send me an email and I will explain the process to you. Most importantly, I will draft the documents necessary to minimize the potential for litigation from your buyers. Among the services you may need are:

  • Creating legal entities for your business and for any homeowners association associated with your project;

  • Allowing for the possiblity of selling your property in fractional shares or timeshares;

  • Drafting condominium or subdivision declarations, association bylaws, and related documents;

  • Customizing sales contracts;

  • Obtaining local governmental approval at the various stages of development.
